恒隆董事长陈启宗认为，香港楼市问题的根本源于政府在2005年至2010年约六年间无理的停止卖地，亦无筹备可供发展新市镇或堆填区的土地。楼价不会无止境地往上升。一旦市场明白未来土地供应充足，地价和楼价便会随之下跌。
